Bathroom Renovation Costs Maitland: Indicative Ranges
Every figure comes from one guide, published by a home-design website that also lists designers, and each row shows the date we reviewed it. They are national numbers, not Maitland prices, and the guide says Sydney runs 15 to 25 percent above its national average. Use them as a rough cross-check.
Tiers by finish
The guide sets five tiers. A cosmetic refresh costs $5,000 to $15,000, a budget full renovation $12,000 to $20,000, mid-range $20,000 to $45,000, premium $45,000 to $90,000 and luxury $90,000 and above. It puts the national average near $26,000, citing the Housing Industry Association.
Tiers by room size
Smaller rooms cost more per square metre because the fixtures are the same size whatever the floor area. A powder room is $3,000 to $4,700 per m², an ensuite $3,500 to $6,000, a standard bathroom $3,000 to $6,000, a family bathroom $2,500 to $4,200 and a large master ensuite $2,200 to $4,600.
A worked example
The guide splits a $24,000 mid-range bathroom of 6 m² into demolition $1,500, plumbing $5,000, electrical $2,000, waterproofing to AS 3740 $1,200, tiling $6,500, fixtures $6,800 and painting $1,000. Put your own quote beside a list like that and ask about any line that is missing.
Rates it quotes
The guide gives plumbers $70 to $150 an hour with a call-out of $60 to $100, and tiling labour of $30 to $120 per m², about $60 on average. It suggests a 10 to 15 percent contingency for houses over 20 years old.
What NSW rules add
A contractor licence is needed above $5,000, a deposit is capped at 10 percent, and above $20,000 the contractor needs home building compensation cover. None of those protections is a cost line, so confirm each before you pay anything.
