Why ensuites need their own guide

An ensuite packs a shower, toilet and vanity into a small footprint, often next to a bedroom. The trades are the same as for a main bathroom, but every fixture is closer to the wall and to the sleeping space, so the order of work, the noise and the dust matter more.

Published costs by size

A design website gives an ensuite of 3 to 5 m² at $15,000 to $30,000, which it also expresses as about $3,500 to $6,000 per m². A larger master ensuite of 9 to 14 m² is $35,000 to $65,000. The guide is national and published by a site that also lists designers, so use it as a cross-check only.

Why a small room costs more per m²

The guide's per-square-metre rates are higher for small rooms than for family bathrooms, which it puts at $2,500 to $4,200 per m². A toilet, vanity and shower cost about the same however small the floor, so a smaller room carries a higher rate. Ask each business to price lines and not only the rate.

Licence and threshold

Work above $5,000 including GST needs a NSW contractor licence, and the NSW Government lists bathroom renovations. An ensuite renovation will almost always pass that figure. Ask for the number and look it up before you sign.

Plumbing and electrical

Moving a toilet or a floor waste is a plumbing job, and a new fan, light or heated rail is electrical. NSW says specialist work must be done by the specialist-licence holder unless the builder holds that category, so ask who is doing each part and what number they hold.

Waterproofing

The guide's worked example lists waterproofing to AS 3740 at about $1,200 for a 6 m² room. In a small ensuite the wet area is a large share of the floor, so ask who applies the membrane, which product, and what certificate you will receive.

Living without the room

Most people lose the use of an ensuite for weeks. Ask for a written start date, a timetable and the day each trade is expected, and agree what happens to dust, the shared bathroom and parking for tradespeople.

Deposits and payments

The NSW contracts page limits a deposit to 10 percent. For jobs of $5,000 to $20,000 a small-job contract applies, and over $20,000 a large-job contract with a progress payment schedule. Ask for payments tied to finished stages and not to dates.

HBC certificate

Contracts over $20,000 require home building compensation cover before a deposit, and the HBC Check on the Service NSW site lets you search by property address. Many ensuites will sit below the line, so ask each business whether cover applies to your quote.

Older houses

The NSW asbestos page says one in three houses built or renovated from 1945 to 1990 are estimated to contain asbestos, including behind tiles. If your ensuite was added in that period, say so before quotes are given.

Ventilation

Wikipedia describes Maitland's climate as humid subtropical with summer rainfall. A windowless ensuite relies on its fan, so ask where the duct goes and how air gets into the room when the door is shut.

Questions about the toilet and floor waste

Ask whether the toilet stays where it is. Moving a toilet or floor waste changes the plumbing and may involve the slab, which affects both cost and timing. A written answer lets you compare quotes that assume different layouts.

Storage and light

A small room gains from a recessed mirror cabinet, a wall niche or a vanity with deep drawers, and from good lighting. Ask what the price allows for and what each extra costs, since small additions are where many quotes drift apart.

Comparing quotes fairly

Ask every business to quote on the same list: the layout, the fixtures, the tiles and the screen. Put the prices side by side and look for what is left out. A figure that is far below the rest may leave out waterproofing, rubbish removal or making good, and the NSW page lists an extremely low quote as a warning sign.

Ready to ask

Send a request with the size, the house age and what must change. Independent Maitland renovators may reply, and you compare written quotes, licence numbers and warranty terms yourself.

How much does an ensuite cost?

A national design-website guide gives $15,000 to $30,000 for an ensuite of 3 to 5 m². It is not a Maitland price.

Who checks the waterproofing?

Ask the business who applies it and what certificate you will get. The guide's example cites AS 3740.

What deposit is allowed?

The NSW contracts page sets a maximum of 10 percent.

Will I need a licence details?

Yes. The NSW Government says the licence details and holder's name must appear on the contract for work above $5,000.
